You appoint ---- as the agency type set out above for the duration of this agreement. You agree that you will not before termination of this agreement or conversion of it to a multiple agency basis instruct any other agent to sell the property. If this agency type is a sole agency then you will be liable to pay remuneration to --- if at any time unconditional contracts for the sale of the property are exchanged with a purchaser introduced by ------ during the period of our sole or with whom ------ had negotiations about the property during that period or with a purchaser introduced by another agent during that period. If this agency type is a multiple agency or on termination of a sole agency you instruct ------ on a multiple agency basis then you will be liable to pay remuneration to ------ at the multiple agency rate if at any time unconditional contracts are exchanged with a purchaser introduced by ------. We will be paid at the agreed fee as stated above as a percentage of the setting price plus vat, subject to a minimum fee. If this is a sole agency then this agreement shall continue for the initial agency period and then will continue until one party gives the other not less man 14 days notice in writing termination the agency. Payment of our commission arises on exchange of contracts and are payable on the date of legal completion of the sale of the property. Any discount from our standard remuneration rate is entirely dependent upon payment being received by us in full within 10 days of legal completion of sale. This condition is fundamental to and of the essence of this agreement and guarantee payment of all fees even if the property is held by a company. You confirm that ----- are authorized to hold any keys for the property and can release these to persons they see fit. You confirm that you give your legal representative irrevocable authority to pay ------ immediately upon completion of the sale of the property out of the proceeds the remuneration payable by virtue of the terms of this agreement.
