BASIC LETTING SERVICE

The cost of our letting service is TWO WEEKS RENT. This fee must be paid upon commencement of the tenancy. The services includes: We will continuously and vigorously advertise your property until it has been let to a suitable tenant. We place advertisements in newspaper and magazines and radio. We also canvas for prospective tenants in colleges, universities and in personnel departments in embassies and hospitals. We will computer match, interview and vet all suitable prospective tenants, and take them to view the property. We take up references from all tenants and supply contracts at no extra cost.

MANAGEMENT APPOINTMENT SERVICE

For an extra 10% of the rental payment over the period of the Tenancy Agreement, we offer you the additional service of collecting you rent and issue you with a monthly statement and cheque to that effect. The initial monies received. The remaining 10% will be deducted on a monthly basis for the duration that this service is provided to you.

A)Notification to service companies at the commencement of the tenancy. E.g. Gas, Electric, Water council tax.
B)We undertake arrangement and supervision of minor repairs to the property
and general maintenance. C)Preparation of inventory upon your request, and checking the contents they’re
of upon termination of the agreement. D)Regular inspection of property when occupied.
E)Deposit is held by agent.
 

INVENTORY
The fee for this service is £ 35-00. This includes compiling and inventory for three bedrooms, two reception areas, kitchen and bedroom. For each additional room or out house there will be an extra charge off 15-00.

SALE
If any tenant should contract to purchase any property as a result of an introduction either directly by this firm, we reserve the right to charge the vendor a commission at a rate of 2% of the sale price.

MAINTENANCE CHARGES
For the supervision of repairs and redecoration 10% of the cost of the work undertaken where it exceeds £ 100-00 will be payable.

RENEWAL
If the original tenancy is extended for the same tenant or occupier, whether or not we have arranged such extensions, a further charge become payable to us at the outset of such extended periods at the Rate of 5% of the rental payable during extended period.

INSPECTIONS
Quarterly inspections are made during the period of letting to ensure the premises are being use in an appropriate manner. £ 25-CO per visit.

KEYS
The agency will gladly hold the keys to your property, however we do not accept any liability for their loss.
